The 2024 Ontario Building Code replaces the 2012 Ontario Building Code (as amended) and increases harmonization with National Construction Code(s).
1. Substantial Completion Declaration: Applicants submitting permits between January 1 and March 31, 2025, must declare that their construction documents were substantially complete prior to January 1, 2025. A written confirmation from the project’s architects, engineers, or designers will be required.
2. Complete Application Requirement: Permit applications submitted during the grace period must be complete for the purpose of code review. Incomplete applications will not be accepted under the old code after March 31, 2025.
3. Resubmission After March 31, 2025: Any application deemed incomplete and resubmitted after March 31, 2025, will fall under the 2024 OBC.
4. Partial Permits: If a partial permit (e.g., foundations) is issued prior to March 31, 2025, the remaining work may proceed under the 2012 OBC.
5. Label Ontario Building Code Used: Clearly indicate on the drawings, which Ontario Building Code version the design is in compliance with. Eg. 2012 Ontario Building Code or 2024 Ontario Building Code.
6. Construction on Site: Construction must start within six months of permit issuance.
